When originally developed as a Ritz-Carlton Club and Residences in 2008, the property was comprised of 84 wholly-owned three and four-bedroom residences, some of the largest condominiums available in West Maui.  These residences are located in buildings 1, 2, 5 and 6 and ranged from 2,789 to 4,055 sq. ft. 

The development also included 62 smaller two and three-bedroom residences that were offered as 1/12 ownership located in buildings 3 and 4.  Since then, the property was re-branded in 2014 and all developer fractional sales were halted.

Built in 1964, the International Colony Club was one of the very early developments on Kaanapali Hillside.  It is one of the few places in a resort community where you can own a free-standing home on Maui with condominiumized grounds, and Airbnb or vacation rent it, without the need for a short-term rental permit.   This makes it ideal for second homeowners looking to offset their operating expenses while not in residence.

Maui County Property Taxes: Important Dates and Appeals

Right now, property tax owners are receiving notices for the second instalment of property taxes, which are due February 20, 2019.  In March, notices of assessed valuations will be mailed and owners will have until April 9, 2019 to file an appeal.

January 1 Assessed values established for use during the next tax year.
January 20 Second half of fiscal year tax bills mailed.
February 20 Second half of fiscal year tax bills due.
March 15 Assessment notices mailed.
April 9 Deadline for filing appeals.
May 1 Certified assessments forwarded to the County Council for budget purposes
June 20 Tax rates established by the County

Maui Real Estate Market Overview and Buyer Statistics: Quarter 1 | 2018
