Each month, the Realtor's Association of Maui publishes updates on the Maui real estate market.

Along with the rest of the country, Maui's real estate market has been far more active than last year during the pandemic.  

The report notes "New Listings remained flat for Single Family homes but decreased 48.0 percent for Condominium properties. Pending Sales increased 15.0 percent for Single Family homes and 31.5 percent for Condominium homes. Inventory decreased 45.1 percent for Single Family homes and 82.7 percent for Condominium homes.

Median Sales Price increased 30.2 percent to $1,040,000 for Single Family homes but decreased 2.0 percent to $650,000 for Condominium homes. Days on Market decreased 11.6 percent for Single Family homes and 44.4

The Kapalua Resort is comprised of five residential communities, along with four oceanfront parcels with private residences.  Each neighborhood is distinct, and amenities and lot sizes vary considerably. 

Lots in Pineapple Hill tend to be approximately a quarter acre, and approximately a half-acre in Pineapple Hill Estates and are situated overlooking the Kapalua Bay Course.  The Mahana Estates is Kapalua's newest residential community, with lots ranging from .64 to 4.3 acres.  The lower portion of the Mahana Estates development borders the Plantation Course.  The Plantation Estates homesites are situated along the Plantation Course, and are 2+

Along with the rest of the country, Maui's real estate market has been far more active than last year during the pandemic.  The number of sales has increased dramatically across all market sectors--homes, condos and land.  The median price has increased as well, in part spurred by oceanfront home and resort sales.  We are seeing fewer condominium sales than we did in July. However, it should be noted that inventory is down dramatically.

The days on market is down for both homes and land, but is up for land, which tends to be a slower-moving market on the whole, as it doesn't allow immediate use and enjoyment and the building process does take time.
