Kapalua Real Estate: Mid-Year Market Spotlight 2016 Q1-2

The Kapalua Resort offers many options to prospective buyers--everything from condos to homes, and even fractional ownership Residences at Kapalua Bay.  The following is a market overview for each market segment as of this posting with sales statistics through June 30, 2016:

Commentary:  While the first quarter of 2016 sales represented a significant increase in the number of sales over the same period in 2015, as we closed out the second quarter, the number of sales was relatively even and the average sales price had increased by 6%:

Commentary: 
Since the first quarter, the lowest offering in the resort has increased from $595,000 to $649,000.  There are fewer pending sales, however, the sales are all at the upper end of the market, with an increase of the average price from $1,844,250 in the first quarter to $5,312,500 at the time of this post.  While there have been fewer sales recorded through June 30 in 2016 vs. 2015, it should be noted that just one or two sales can change the averages, particularly with high price points at the Montage Kapalua Bay, where there are currently three condominium residences pending sale.

Commentary: 
The fractional market is a new one to Kapalua, with former Ritz-Carlton Club Residences now being sold at the property now known as the Montage Kapalua Bay.  Only 177 fractional interest sold in the original launch, and there are no new developer offerings.  Resales are limited to this original existing ownership group.  VIEW ALL KAPALUA FRACTIONAL LISTINGS FOR SALE

Commentary: 
Vacant land has been hit hardest in the Kapalua real estate market since the bottom in 2012.  In 2015, there was a significant sale of a lot on the 18th fairway of the Plantation Estates at $4,500,000.  This serves to raise the average sales prices for that year.  It was a premium paid for location and view.  The sales in 2016 have been in the Honolua Ridge development, which has commanded lower resales of late. Land sales have historically lagged behind home sales as they present a longer time investment with regard to planning and building.  Many resort buyers are looking for immediate use (home or a condo).  However, as lot prices are relatively low in Honolua Ridge and there are so few lots left in Pineapple Hill, we are starting to see buyers move into the land market so that they can build exactly what they want in a home.
