How Does the Ironwoods Compare to the Coconut Grove and Montage Residences Kapalua Bay?

The Ironwoods was built in 1980 with just four condominium residences to a building.  Comprised of forty 2 and 3 bedroom residences each with a single car garage, it is a gated community in close proximity to the ocean.  When Coconut Grove and Montage Residences Kapalua Bay were constructed, the county had increased the setbacks for oceanfront building.  

Of the three properties, the Ironwoods is the only one with ocean and golf course views.  Rentals of 30 day minimum are allowed under the Minatoya Opinion.  At Coconut Grove, which is similar in design (four residences in 9 buildings overlooking Kapalua Bay) no short term rentals are allowed as it was constructed in 2000 in an apartment zoning.  The Montage Residences Kapalua Bay, which are the newest and largest of the residences, completed in 2009, allow for short term rentals, as it is situated on hotel zoned property.  Read More About Maui County Short Term Rentals

Of the three, the Ironwoods, while older, does provide oceanfront residences at a price point that would be ocean view at the two other properties.  Amenities include tennis courts, oceanfront  pool and spa, fitness center, and an onsite manager.
