Many have asked how they can give back since the terrible fires swept Maui County on August 8, 2023.  Lives in Upcountry Maui and Lahaina were changed forever, and the community has rallied to provide support.  Volunteer opportunities are extensive and the most comprehensive resource I've found is at Maui Nui Strong, which highlights a variety of ways you can give back as the holidays approach.

Kapalua is comprised of several distinct communities, yet all flow together due to strong architectural and design guidelines: Pineapple Hill & Pineapple Hill Estates, Mahana Estates, Honolua Ridge, Plantation Estates Phases I and II, and Kapalua Place.  There are also three homes on oceanfront points within the Resort that aren't a part of a formal subdivision.

In the first three quarters of 2023, there were 10 home sales.  All but one were in Pineapple Hill and Pineapple Hill Estates.

KWC Management, LLC, a hospitality investment management company part of Kemmons Wilson Companies, has recently marked a significant milestone in its portfolio with the acquisition of Montage Kapalua Bay. The Maui property is the first Hawaii property in their portfolio, which includes hotels in CA, CO, DC,  FL, LA, NY, TN, UT, and WY that are managed by a variety of companies, with brands including the Holiday Inn, Hyatt, Marriott, Windham and Kimpton.

FAQs: What is a CPR?

Most people are familiar with a condominium, yet many may not be aware that a Residential Condominium can be created on a lot whereby there are two or more residences that are part of a condominium.  You may see this in areas are where there is larger acreage and the HOA allows CPRS, such as Launiupoko in West Maui. 

In the MLS you will see a Main Home (call it Condo A), an Ohana (call it Condo B), and sometimes a designated area for Ag use only (call it Condo C).

Maui Real Estate StatisticsThe latest statistics from the Realtors® Association of Maui for October 2023 paint a dynamic picture of the real estate landscape in Maui County. Here's a breakdown of what's happening in the homes, condos, and land markets.

Maui Homes Sales

The number of homes sold saw a decrease, with 48 units sold which is a 39.2% drop from 2022. Despite the slowdown in sales, the median price of homes has risen to $1,269,025, marking an 18% increase from the previous year. Interestingly, homes spent fewer days on the market, averaging 129 days, which is an 8.5% decrease from 2022. However, the total dollar volume of sales significantly declined by 44.8% to $79,995,459 as inventory remains low.
