Maui Residential Market Update for South Maui and West Maui: Q3 2026

Three quarters into 2026, Maui’s single-family home market is showing a clear shift in where buyers are most active. South Maui sales grew by more than 25%, West Maui held relatively steady, and in both regions the mix moved toward homes under $3 million while sale prices stayed close to asking.

This report compares closed home sales in West and South Maui through Q3 of 2026 with the same period in 2025. It highlights selected Resort & Second Home Communities in each region: Kapalua Resort, Kāʻanapali Resort, and Launiupoko in West Maui, and Wailea/Mākena in South Maui.

Each section includes absorption rates by bedroom count and price range, based on active inventory as of October 8, 2026.

Professional Golf is Coming Back to Maui: LPGA Tour's 2027 LOTTE Championship from March 18–21, 2027

Professional golf is coming back to Maui in 2027

The Plantation Course at Kapalua will host the LPGA Tour's 2027 LOTTE Championship from March 18–21, 2027. A full field of 120 LPGA professionals will play four rounds on one of Hawaiʻi's most challenging courses. It's the first time this championship has come to Kapalua, and the first professional tournament on the Plantation Course in more than two years.

The Plantation Course is a Top 100 course known for its sweeping ocean views and demanding layout.  Spectators can enjoy seeing players up close, with the occasional whale breaching in the background.  The course was home to the PGA Tour's Tournament of Champions from 1999-2025.

Maui Real Estate Statistics: September 2022

Each month, the Realtor's Association of Maui publishes updates on the Maui real estate market.  The report notes

"New Listings decreased 39.3 percent for Single Family homes and 52.7 percent for Condominium homes.
Pending Sales decreased 30.7 percent for Single Family homes and 36.0 percent for Condominium homes.
Inventory increased 7.8 percent for Single Family homes and 9.7 percent for Condominium homes.
Median Sales Price increased 3.0 percent to $1,025,000 for Single Family homes and 9.7 percent to $800,000 for Condominium homes. Days on Market increased 10.7 percent for Single Family homes but decreased 31.5 percent for Condominium homes.
Months Supply of Inventory increased 45.0 percent for Single Family homes and 50.0 percent for Condominium…
