ABOUT THE RESORT AT KAPALUA BAY & THE RESIDENCES AT KAPALUA BAY
The Resort at Kapalua Bay opened on May 31, 2009 on twenty-one oceanfront acres overlooking Maui’s much loved Kapalua Bay.

The Grand Residences are the largest condominium residences offered for sale within the Kapalua Resort. The History of the Resort at Kapalua Bay:
Prior to its transformation to The Montage Residences Kapalua Bay, this stunning oceanfront property was originally home to the iconic Kapalua Bay Hotel, which was known for its understated elegance and outstanding location.
In 2009, the Montage Residences were originally offered for sale as the Ritz-Carlton Club and Residences and designed as 84 wholly-owned, private condominium residences and 62 fractional residences.
Due to poor market timing, the unsold components of the former Ritz-Carlton Club and Residences at Kapalua Bay were foreclosed on by a lender based Joint Venture, Island Acquisitions, in early 2013.
Island Aquisitions appointed Montage Hotels & Resorts as the management group for The Residences at Kapalua Bay shortly thereafter. At that time, the Residences at Kapalua Bay underwent an extensive, multi-million dollar capital improvement program to further enhance the property. Included in the improvements were a new full-service restaurant, Cane and Canoe, and an upscale bar which are both open to the public. The restaurant and bar are located under the lobby, which is reminiscent of the original Kapalua Bay Hotel design.
In November 2025, Kemmons Wilson purchased the remaining residences and hotel/event spaces from Island Acquisitions. Montage Hotel Group managed the Hotel and Spa Montage from 2013-March 13, 2026.
Some of the fractional interests were consolidated and Hotel Residences were offered as whole ownership residences. 20 Hotel Residences are privately owned, 20 by Kemmons Wilson Group and 22 are held in deeded 1/12 fractional ownership interests.
A NEW DIRECTION: THE ST. REGIS ESTATES & THE RESORT AT KAPALUA BAY
On March 14, 2026 the property transitioned from the Montage to Marriott International management, with the property slated to join the St Regis Hotel Group portfolio in 2027. In the meantime, the property has been rebranded The Resort at Kapalua Bay and the Montage Spa is now The Spa at Kapalua Bay.
