I hope this finds you well and enjoying the beginning of the fall season.
In real estate news, we've the high end of the market here in Kapalua has continued to do well, with new pending sales and closings at such developments as the Coconut Grove and Pineapple Hill. Activity increased this past month, with several new pending sales and recorded sales across the resort. Inventory has been increasing slightly at the Bay, Ridge, and Golf Villas, and there are some good values at each property. If you are considering a home, don't miss 228 Crestview, in Pineapple Hill. This new home has incredible ocean views and a beautifully appointed interior. For those interested in a homesite, 707 Mokuleia is perched at the top of Plantation Estates II, with outstanding panoramic ocean and island views. Both listings are profiled below in the featured listings section of this email.
As you may know, the $128 million renovation at the Ritz Carlton Hotel-Kapalua has begun, in preparation for the offering of 107 one and two bedroom luxury condominium suites. The sales event is tentatively scheduled for early January 2008. If you are not already receiving updates on this project, please let me know if you'd like to be added to the developer interest list.
The upcoming Central Resort development design is well underway. Initial plans call for the transformation of the vacant parcel at the entrance to Pineapple Hill, the old Pineapple Hill restaurant site, and the resort's maintenance and executive offices to a neighborhood village with residential areas, parks, and a variety of specialty shops and restaurants. The site is approximately 40 acres, and will feature condominium residences, walking trails and open space. If you have not done so already, please contact me to register your interest.
In resort news, the Kapalua Resort has opened both the Village Walking Trail and the Maunalei Arboretum Trail to the public. To access the Village Walking Trails on your next visit, please stop by the Kapalua Logo Shop in the old Village Clubhouse building.

Village at Kapalua:
Conceptual plans for the Village at Kapalua are underway, finally turning the vision of a village center into reality. At the top of the property where the plantation manager's home once stood (Pineapple Hill Restaurant), will be the Manor House at Maka'oi'oi. This plantation style home will provide meeting rooms, a library, pool complex, and areas for social gatherings. The upper floors will be gracefully appointed condominium homes. The Villas at Royal Lahaina is a new project at a fantastic beach, Kekaa, the other side of Kaanapali's famous black rock.
