Aloha from Kapalua!

The real estate market in the resort continues to pick up momentum. Sales volume is up 38% over the same time last year. Average prices remain fairly constant, however, it is noteworthy that the low sales prices this year were 20% lower and the highs were 32% higher than in 2009.

Here are some highlights of the MLS activity in the Kapalua Resort looking back from the beginning of January 2010 to July 29, 2010:

  • New Listings: Since the last update, we've listed several incredible properties including:

  • Active Listings: There are a total of 137 active listings in the resort, ranging from $477,000 to $16,000,000. This compares with May 2010, with 134 listings in a fairly similar price range.
  • Short Sales/REO's: There are four active potential short sale listings noted in MLS, a Ridge Villa, a Golf Villa, and four Bay Villas, compared with the same amount in April, 2010. There is only one REO (bank owned) listing, a lot in Honolua Ridge.
  • New Development Sales: This year there have been three closings at the Ritz-Carlton, ranging from $3,300,000 to $3,913,000. For more information on the developer offerings at the Ritz-Carlton Residences, please contact me.
  • Escrows: There are seven pending sales in the Kapalua Resort, of which I am pleased to be representing the buyers of two of the properties.
  • Recent Closings: we have had 21 closings in the resort to date, of which I participated in five of the transactions.
