How to Choose a Neighborhood for Your Maui Property Search

Narrow your search by identifying the Maui neighborhoods and resort areas that are right for you. This helps keep your search focused and efficient. As a lifelong Maui resident, I can offer neighborhood and market information to assist you in your search.

When evaluating a neighborhood or resort area, it is important to take the time to investigate local conditions. A second home owner may be considering different factors than someone looking for a primary residence.  Depending on your own particular needs and tastes, some of the following factors may be more important considerations than others:

  • access to amenities: for instance the Kapalua Resort offers amenities such as golf, tennis, fantastic beaches, walking trails, restaurants, and more.
  • future construction: Maui is a dynamic market, and we have seen a lot of new construction since the beginning of the decade.  There are several new communities planned within the Kapalua Resort and other resort areas, such as Kaanapali, Makena and Wailea.
  • climate: Maui has several distinct ecosystems.  For example, the Kapalua Resort spans over 23,000 acres, with some oceanfront communities and some that extend high up the side of the West Maui mountains.  There can be also be differences in climate, such as the desert-like environments in Lahaina and Wailea, the rainforest of Hana, and the cool weather that accompanies the high elevations of Kula and Makawao.
  • community: Maui has wonderful, distinct communities.  From the artsy town of Paia, to the charming cowboy town of Makawao, to the historic town of Lahaina, each has its own flavor and flare. 
  • property values:  depending on where you'd like to call home, you may find that a condominium is a more affordable option than a home.  This is particularly true of oceanfront property.
  • traffic
  • crime rate
  • quality of and proximity to schools, employment options, hospitals, shops, public transportation, airports, beaches, parks, stadiums and cultural centers
