Aloha from Kapalua!

This weekend we celebrate the 26th annual Kapalua Wine and Food Festival. Last night's event was a beautiful, intimate affair--held down by the beach at the Ritz Carlton Kapalua. The first phases of the new resort trail system have opened, with walking paths along the old Village Golf Course and up at the arboretum above Honolua Ridge. Residents and guests are now able to venture out and enjoy the beautiful mountains and breathtaking views here in West Maui.
To update you on the real estate market, the summer sales incentive is still in effect, offering the next six purchasers of a Residence at Kapalua Bay an Affiliate Level membership with Exclusive Resorts (approximately a $250,000 value). This program runs until September 30, 2007. Please don't hesitate to contact me with any questions or for a current list of available properties.
Conceptual plans for the Village at Kapalua are underway, finally turning the vision of a village center into reality. At the top of the property where the plantation manager's home once stood (Pineapple Hill Restaurant), will be the Fleming House at Maka'oi'oi. This plantation style home will provide meeting rooms, a library, pool complex, and areas for social gatherings. The upper floors will be gracefully appointed condominium homes. Adjacent buildings will provide approximately 47 one, two and three bedroom condominiums. Below Simpson Way, across from the Golf Academy, is a series of planned neighborhoods with a variety of condominium styles, featuring approximately 8 luxury two to three bedroom condominiums and a limited number of townhomes overlooking hole #2 of the Bay Course. Plans include expansion of the town center, just above the Honolua Store, with a variety of small specialty shops, boutiques, and cafes. The Ritz Carlton Hotel is still scheduled to close this month for an anticipated $95 million renovation, which will include transforming one wing into 107 one and two bedroom suites that will soon be available for purchase. Pricing is still not yet available, though we are taking a list of interested parties.
Outside of the resort, the Villas at the Royal Lahaina in Kaanapali have begun taking non-binding reservations. Last week it was announced that the Wailea Renaissance will be redeveloped as a Baccarat property. More information will be available next week. If you have any interest in either of these properties, let me know and I'll send you more information as it is made available.

Honua Kai recently released their second phase with floorplans ranging from studio to three bedrooms, and there are still a few units available. It was recently announced that the very popular "Duke's" restaurant will be located in the resort. www.honuakai.com
The Villas at Royal Lahaina is a new project at a fantastic beach, Kekaa, the other side of Kaanapali's famous black rock.
