Aloha,

I hope this finds you well and enjoying a happy and healthy new year. There was a lot of excitement here in the Kapalua Resort in the beginning of January, with a play off at the Mercedes Championships and the reopening of the Ritz Carlton, Kapalua after an extensive renovation.
As you may know, the Ritz-Carlton, Kapalua is converting the north, or Honolua Wing, into 107 one and two bedroom condominium suites. Pricing begins at $895,000 and will range upward of $6,000,000. The developer is now taking reservations, with a draw event held toward the end of this month for Priority Reservation holders, and a unit selection event held thereafter (exact date to be determined). The Cut-off date for "Exclusive Priority Reservations" is this Friday, January 25, 2008 at 5 pm. Thereafter, the developer will continue to accept Reservations, however they will be part of the "Time and Date Stamped" group, and will fall in line behind the entire Priority Draw Group as they are submitted. In resort news, the Kapalua Adventure Center has opened and the coffee bar and cafe. This is really a wonderful place for lunch. I would highly recommend stopping by for their light and largely organic fare. Located in the old Vino's Restaurant location, guests will also check in here for the new Zipline Adventures. In addition, the Honolua Store has expanded, as has our office here at Kapalua Realty.
In real estate news, this month it was announced that the Ritz-Carlton will now manage the Residences at Kapalua Bay. We saw renewed activity at the Ritz-Carlton Residences, Kapalua Bay, with three of the remaining units reserved. We also saw record high sales at the Kapalua Bay Villas for a one bedroom unit, and the back row of the Coconut Grove. There are several new listings at the Bay, Ridge, and Ironwoods, and in the Plantation and Pineapple Hill Estates.

Village at Kapalua:
Conceptual plans for the Village at Kapalua are underway, finally turning the vision of a village center into reality. At the top of the property where the plantation manager's home once stood (Pineapple Hill Restaurant), will be the Manor House at Maka'oi'oi.
