This past year has been filled with changes for our local real estate market. While it has been a slower year sales wise, the Kapalua Resort itself has undergone a spectacular transformation which will only help to position it as a luxury destination as our economy rebounds. The Ritz-Carlton, Kapalua reopened after a $160+ million renovation, construction began on the Kapalua Spa, the Ritz-Carlton announced the branding and management of the Residences at Kapalua Bay, and the Kapalua Adventures opened the exhilarating zipline course, and the Kapalua Resort added miles of hiking trails both along the ocean and in the mountains.

In Kapalua Resort real estate news, the following is an MLS activity update for the month of December: over the last month, there were 16 new listings, ranging from a low of $850,000 for a Gold Program Golf Villa one-bedroom to a high of $6,900,000 for the first resale at the Rtiz-Carlton Residences, Kapalua Bay. There have been 24 properties that have reduced their asking prices, everything ranging from the Golf Villas to a home at the Plantation Estates. Finally, there is one new escrow at the Golf Villas, and one sale, an oceanview Coconut Grove that had been unlisted and recorded at $3,600,000.

In financial markets, the interest rates are at a new low, and title companies are reporting increased activity due to refinancing. In this buyer's market, the Kapalua Resort offers many options ranging from condominiums to homes to homesites.
