Masters at Kaanapali Hillside: Residence 1004


The Masters at Kaanapali Hillside has long been one of Kaanapali's most desirable condominium communities.  Nestled along the Royal Kaanapali golf course, the low-density development is comprised of 200 one, two and three-bedroom residences on close to 38 acres.


Building 10 is perched overlooking the Royal Kaanapali golf course, and enjoys one of the best view locations at the property.  The unique vantage point overlooks the Kaanapali Resort and extends far to the North, with Molokai featured prominently.





The owners of Masters 1004 have made thoughtful additions to the interior, creating a relaxed and comfortable space.  The second-floor location features few stairs to enter, and vaulted ceilings.  The floors have been redone with a koa wood style vinyl flooring from Bamboo Maui.  New baseboards were installed as part of the flooring work.  The interior has been repainted providing a light, bright canvas for art.  A new Daikin Split AC system has been installed, with three separate zones.





Relax on the sheltered lanai. Year-round, Maui's spectacular sunsets take center stage.  In the winter and spring, this is an amazing setting for whale watching.  


 Views from the living room include the golf course, Pacific Ocean and outer islands.  Included in the sale are two Danish ergonomic leather chairs that swivel and recline, made by Stressless by Ekornes.  


 





The kitchen features a new Samsung refrigerator as well as a new Maytag Washer/Dryer.





The Primary Suite enjoys beautiful ocean views, two large closets, a desk area, and large bathroom suite with a soaking tub and walk in shower.


 


 The guest suite is a spacious retreat with a full bath adjacent to the room.  A large picture window frames the West Maui mountains.

The Masters at Kaanapali Hillside is a lovely, gated community surrounding the Royal Kaanapali golf course.  This low-density, residentially zoned community features low-rise, two-story buildings.  There are just 200 units in 35 buildings, situated on approximately 37.9 acres.  There are two separate pools, both with hot tubs, as well as two tennis court areas.

The Masters is one of my favorite condominium communities, having gotten my start in real estate working on the developer's sales team (far too long ago).  The property overlooks the Royal Kaanapali golf course, with sweeping views of the ocean and outer islands.  The low-rise, low-density development, lends a feeling of privacy and space, with 200 units on approximately 38 acres.  Amenities in this gated community include two pools, two spas, and four tennis courts, and the ability to have BBQ's.  It's a popular choice for both primary residents and second homeowners alike seeking to live in the Kaanapali Resort.


As we navigate an unusual time, many buyers and sellers are wondering how to value properties that are currently on the market.  Questions like &quot;How much has the market changed in the last real estate cycle?&quot; &quot;When was the peak?&quot;, and &quot;When was the low?&quot; are common. 


To answer these questions and others, it is helpful to have context as to where the market has been over the last twelve years.

In general, we saw the market peak in 2007/2008 for most of Maui's resort communities, with the bottom following fairly shortly after the peak.


If we look at the average sales prices, the last cycle peaks at the Masters were in 2007/2008 and in 2018, with market lows in 2010 and again in 2017.  So how does the market compare now? The average sales price for closings year to date is down -29 from the market high in 2007.  It is up +19 from the market lows of 2010/2017.


It is important to note a few key points:  the Masters has three different sizes of residences from 1B-3B, with the majority of the units being 2B floor plans.  As a result, if there are no 1B or 3B sales in a calendar year, average sales prices can be affected.  Built in 1989, many of the residences have been renovated, which will also impact final sales prices and averages.  And while it can be hard to quantify, the view/location also has a huge impact on the value of a property.

The Masters at Kaanapali Hillside: Market Overview

For a Maui buyer who is looking for a low-density residential condominium community away from the busy resorts, the Masters offers the very best of Kaanapali Living  You will find nearly thirty-eight acres of manicured grounds, pools, spas, and tennis courts, located on the Kaanapali Golf Course, just a mile to Kaanapali Beach, and shopping and dining at Whaler’s Village.


The Masters has several features that make it very desirable:




Pet Friendly: The Masters is pet friendly for one pet within the guidelines of the association


Vacation Rentable: rentals for 30 days or longer are permitted per the current house rules.


BBQ on your Lanai: Barbecue grills are allowed on lanais at the Masters, which is of note, as many condominiums on Maui do not allow individual barbeques.




 As of January 2019, the average sales price at The Masters was $1,058,700 and the median sales price at The Masters was $1,077,500.  There are 1,2, and 3-Bedroom floor plans available.


At the time of writing, there are currently (4) Active 1-Bedroom Listings at the Masters from $597,000 to $699,000.  The most recent closed sale of a 1-Bedroom at the Masters was 3602, which closed on February 4, 2019 at $657,000.  The 1-bedroom units are over 900 interior square feet and open up to a private lanai that provides 183-195 square feet of living space, and can be used all year for outdoor dining and relaxing.  Most 1-Bedroom units have an additional outside closet for extra storage.   





Masters 3803: the view from the lanai


Masters 3803 has been beautifully and completely remodeled with high end finishes in a sophisticated palette, giving it a warm and contemporary feel.  3803 is offered furnished and move-in ready with the exclusion of some art and antiques.  Rarely has a home at the Masters come on the market that is so turn-key  Masters 3803 is located at the top of the ridge has some of most expansive, best ocean views at the Masters.  Originally listed at $725,000, the price was reduced to $699,000 on January 23, 2019.


For buyers who are seeking more space, there are a variety of 2-Bedroom offerings at The Masters, priced from $855,000 - $1,365,000, and currently (1) 3-Bedroom listing at the Masters, listed at $1,250,000.   The floor plans range from 1269 SF – 2156 SF.  In six months ftime of writing, there have been (7) sales of 2-Bedrooms, closing from $830,000 - $1,400,000, and (2) sales of 3-Bedrooms, both of which closed at $1,500,000. 





Masters 1707: the view


Masters 1707, listed at $855,000, is the entry level price point for a 2-Bedroom at The Masters.  It is a first-floor corner unit with 1269 interior square feet plus 182 square feet of lanai for a total of 1451 square feet.  The unit features brand new 100 waterproof vinyl plank flooring throughout the entire condo, new paint and trim, and custom closets.  This unit is being sold unfurnished, though some virtual staging photos have been included for visualization and inspiration.
