Maui has several areas with oceanfront homes: West Maui, South Maui, North Shore, East Maui and Central Maui.  As you will see below, the home prices and activity tend to be highest in the resort areas of West and South Maui, and along the North Shore. 


There are broad fluctuations in price depending on whether the property is beachfront or oceanfront; whether it is on a rocky shoreline or cliffside without water access; and the age, condition and size of the home.  


Over the past five years, oceanfront home sales have consistently seen a volume of around 20/year, with a low of 13 sales in 2015, and a high of 25 sales in 2017.  Comparing 2019 with 2018, it's noteworthy that the number of sales is down 30 and the sales volume down 57.


Please note the 2019 statistics no longer include 6 sales in the Makena Resort by Discovery Land Co. that were reclassified in our MLS from Beachfront to Across the Street from the Ocean on 12/13/2019.  This removed $60,162,136 million from the oceanfront home sales statistics that were previously posted in the blog post on 11/30/2019.  That inventory had increased the average Days on Markets stat as escrow could only close when construction was complete.  In addition, the average Sales Price and SP/Sq. Ft. dropped.


It is also worth noting that oceanfront homes are selling at a lower percentage of the asking price than the prior year as well as with a longer average days on market.  This can mean great opportunities for buyers of oceanfront properties as the inventory has built considerably, with approximately 3 years worth of inventory. 


We are already starting to see more pending escrows with 8 homes pending now vs. 4 in 11/2019.  It is interesting to note that all but one of the pending sales is under $5,000,000, with a high sale pending at $10,880,000.

There is often a misperception that we see more sales in the Wailea/Makena Market.  What is important to note is that there are far fewer oceanfront homes in resort areas in West Maui than in Wailea/Makena.  For example, there are only 6 oceanfront homesites in Kaanapali's only oceanfront residential neighborhood, Kai Ala Place.  Similarly, there are just five oceanfront homesites in Kapalua Place, Kapalua's only oceanfront residential neighborhood.   Wailea/Makena are larger-scale resorts, with more oceanfront residential communities such as Keawekapu Beach, Maluhia, Makena Place, the Makena Beach Cottages, and Black Sands, as well as homes scattered along the Makena Coastline that aren't part of a formal subdivision.  Kihei's Halama Street is also a popular area with beachfront homes stretching along the shoreline.


The highest-priced listing on the island is located in the Kapalua Resort:  9 Bay Drive is an 8B/8.5 acre estate situated on 9.97 acres.  It is currently offered at $37,500,000, reduced from $49,000,000.   The highest asking price in South Maui is $27,498,000.


These compare with a high sales price of $27,000,000 for an oceanfront estate in 2011 in Makena.  7150 Makena Road is a 4B/5.5B home on 1.69 acres.  To date, the largest sale on Maui for a private residence that was actually across the street from the ocean, in Keauhou, Makena $41,750,000 in 2015 (not in MLS) .

        <title>Shopping in Paia's Boutiques: Unique Gifts from Maui</title>

Shopping in Paia, Maui: a few of my favorite boutiques


Some of my favorite shopping is in the colorful beach town of Paia on Maui's North Shore, and I found myself there this past week picking up a few gifts. (I have to confess, it's not just for the holidays, but year round too.)





Over the years, the sleepy town on the way to Hana has ben transformed and is now home to a variety of restaurants, boutiques, and one of my favorite local markets, Mana Foods (confession: I usually just buy chocolate there).  For those of you on island looking to pick up a gift you can't find everywhere, strolling along Hana Highway and up Baldwin Avenue can be a great way to spend the day.  If you prefer to  do your shopping for Hawaii inspired gifts, I've included website links when available, and instagram links so you can drool.


Nuage Bleu


This is always my first stop in Paia.  This charming boutique carries clothing you'd be hard pressed to find anywhere else on the island, the cutest kiddie corner, housewares, and several of my favorite local jewelers: Hula Hoops, Free to be Me Jewelry and Ella May.  Warning: I have to stay away from the jewelry counter every time I go in there.Nuage Bleu's website | Nuage Bleu on Instagram


Biasa Rose


My next stop is usually Biasa Rose.  They've been a staple in Paia since 1991. Known for their funny plates and towels, sweet handmade cards from a local letterpress artisan, jewelry, clothes and shoes.  This is where I found Meli Wraps--locally made reusable cotton and beeswax to replace plastic wrap.Biasa Roses's website | Biasa Rose on Instagram


Sea La Vie


Brand New to Paia is Sea La Vie.  Owned by the same owner as Biasa Rose, I found myself walking out with candles, cards, ornaments (it is that time of the year, after all).  The store has a hip, beachy vibe, as well as a coffee bar in the back, for those who may want to sip while others shop.They are so new their website and instagram aren't up yet, so you'll just have to go in person for now.


Lilikoi


I find myself consistently drawn to their line of pearl wraps by Fafa Loha (re-reading this, I think I may have a jewelry problem).  They can be worn as bracelets or necklaces, and customized for length or to add more pearls (what girl doesn't want that?).  Prices range from $39-849.  Lilikoi also carries beauty products, and I don't know where else on Maui I'd be able to get my Spiritual Gangster or Good HYOUman gear.Lilikoi on instagram


Lele


My last stop was Lele, which I hadn't had the chance to visit before in their new location.  While there I met Rachel, the owner, who named the store after her daughter.  She makes all of the jewelry herself and specializes in wrapping with gemstones like black diamonds. I found several gifts, including turkish towels, pillows, and painted cutting boards.  I left wishing it was cold enough in Kapalua to wear the imported wraps from Italy.Lele on instagram

Maui Ranks Amongst the Top 10 Luxury Real Estate Markets in 2016 and an Overview of Maui Luxury Real Estate Sales in 2018


Per Realtor.com's Luxury Home Index Research Report, Maui ranks 8th in the Nation's Top County Level Luxury Real Estate Markets, behind markets such as San Francisco, Brooklyn, Los Angeles, Manhattan, Santa Clara, San Mateo, and Marin.  The next Hawaii county real estate market to make the list is Kauai at 17.





Maui one of the Hottest Luxury Housing Markets in 2016


Previously Maui had ranked 17 on the list, making it also one of the &quot;Top 20 Movers&quot; which identifies the hottest markets as those that have moved the fastest since last year amongst the highest 100 ranked counties across seven metrics in the index.  These metrics include increased value, market velocity and/or sales volume.





 


The Luxury Home Index by County is comprised of data from 277 counties and there are seven luxury housing metrics utilized to create the report.  The Luxury Home Index also has reports on a Metro Index covering 63 metropolitan areas.*

So what are the trends overall in Maui County for Condominium, Home, and Land Sales?  


All Price Ranges:Comparing the same period in 2016 vs. 2016, we are seeing an overall increase in Sales Volume (total $) and the Number of Sales.  Further, for the most part we are seeing some increases in the Median Sales Price and decreases in the Average Days on Market.

Maui Luxury Real Estate Market (Sales $5,000,000 plus)Further refining it, in 2017, there are 11 sales YTD over $5,000,000, with 8 of those sales in the Kihei/Wailea/Makena area, 2 in Kapalua, and 1 in Kuau.  This compares with 9 sales in 2016, with 4 of those in the Kihei/Wailea/Makena area, 2 in Kaanapali, 1 in Kuau, and 1 in Kaanapali.
