The Maui Real Estate Market


The Maui real estate market in March 2026 is defined by increased selectivity and emerging opportunity. After several years of rapid appreciation during the covid era, the market is recalibrating—creating a more balanced environment across both Maui homes for sale and Maui condos for sale.


While pricing has softened in certain segments, underlying demand remains strong in Maui’s resort communities of Wailea and Makena.


Key Maui Real Estate Statistics – March 2026




Median Price (Single-Family): $1,200,000 ↓ 7.3 (homes) ↓ 17.7 (condos)


New Listings: ↓ 23.9 (homes), ↓ 18.5 (condos)


Pending Sales: ↓ 8.1 (homes), ↓ 3.1 (condos)

Maui Resorts Market Snapshots January 1, 2026 to March 31, 2026


Inventory in the resorts remains tight for homes in the sought after resort communities.  That said, buyers have far more options in Kapalua, Kaanapali and Launiupoko than they did five years ago.

The Kapalua Resort has experienced a slow start to the year.  As of the date of this post, there is one pending sale, a home in the entry point to the Kapalua Resort, Pineapple Hill. 


In Kaanapali, there has been more activity, with the sale of a home in the Kaanapali Hillside at $1,600,000 and a high sale of $5,500,000 for a newly constructed home in the gated Lanikeha development.  There are no homes pending as of this post.


Wailea/Makena are the busiest of the resort markets with 9 sales. The lowest was inKanani Wailea and the highest in the Wailea Golf Estates.  There are two pending sales in Wailea Pualani Estates.


As of March 31st, the highest-priced sale is $7,950,000 for an oceanfront home in Spreckelsville

In Kapalua, all of the sales have been concentrated at the Ridge Villas and Golf Villas and are below $1,500,000.  There are four properties pending: two Bay Villas, one Golf Villa and one Ridge Villa.


Kaanapali has had sales across the spectrum with $500,000 for a leasehold studio at Maui Eldorado to $3,575,000 for a 3 Bedroom at Honua Kai.  This property was originally priced at $4,495,000.  Kaanapali has 15 condos pending sale, with prices ranging from $650,000 to $3,250,000 for a one bedroom at the Whaler.


Of the resorts, the Wailea condominium market has shown the most activity with 28 sales through the end of March. The lowest priced sale was at the Grand Champions, and the highest for the two resorts were at $12,300,000 for a property at Makena Beach Club &amp; Residences (Makena) and $6,125,000 for a Wailea Beach Villas (Wailea). These South Maui resorts also have six 6 pending sales--two at Wailea Point, two at Makena Surf, and one at Wailea Ekahi and one at Wailea Fairway Villas. The highest pending sale is at a list price of $4,850,000 at Wailea Point.  This property was originally listed at $5,400,000.


This continued increase in listing inventory is likely attributed to high interest rates, the local and US economy, and more specifically, the passage of bill 9, which phases out short-term rentals in Maui's apartment districts starting in 2029 for West Maui and 2030 for South Maui.

In Kapalua, there was one sale in the first three months of the year: $1,200,000 for a vacant lot in the Plantation Estates. 


In Kaanapali there were two sales, both in the Lanikeha development.


Down South, Wailea/Makena the highest lot sale was $5,200,000 for an unlisted 47 acre parcel that is part of the Makena Golf and Beach Club, a Discovery Land Company project.


There are no pending lot sales in the three resort areas as of the date of this post.

Each month, the Realtor's Association of Maui publishes updates on the Maui real estate market. 





The Maui Real Estate Report for the month of May, 2025 notes:


U.S. existing-home sales dipped 0.5 month-over-month and 2.0 year-over-year to a seasonally adjusted annual rate of 4.00 million units, according to the National Association of REALTORS® (NAR). Sales increased in the Midwest, decreased in the West and Northeast, and were unchanged in the South. Year-over-year, sales were down in every region except the Northeast.


New Listings decreased 9.9 percent for Single Family homes and 33.9 percent for Condominium homes. Pending Sales decreased 16.7 percent for Single Family homes but increased 14.8 percent for Condominium homes. Inventory increased 38.5 percent for Single Family homes and 37.8 percent for Condominium homes.


Median Sales Price increased 0.4 percent to $1,300,000 for Single Family homes but decreased 10.3 percent to $762,500 for Condominium homes. Days on Market increased 40.8 percent for Single Family homes and 38.0 percent for Condominium homes. Months Supply of Inventory increased 58.0 percent for Single Family homes and 73.0 percent for Condominium homes.


There were 1.45 million units actively for sale heading into May, a 9.0 increase from the previous month and a 20.8 improvement from the same time last year, for a 4.4-month supply at the current sales pace, according to NAR. The median existing-home price edged up 1.8 year-over-year to $414,000 as of last measure, the 22nd consecutive month of annual price increases and a new record high for the month.


MAUI HOMES: ACTIVE LISTINGS, PENDING SALES, AND SALES*


Active Listings: 392 homes from $250,000 for a home in Kula with a life estate deed to $38,000,000 for nine parcels in Makawao.  There are currently 2 homes on a parcel so it is listed in MLS as homes, but also includes vacant land, with the potential ability to be divided into 21 lots (potential for 42 homes subject to county approvals).  This is followed by an oceanfront home listed for $31,000,000 on Keawakapu Beach.Pending: 114 homes from $419,000 for a home in Keanae to $16,900,000 for an oceanfront home in Kahana, West Maui.Sold (2025): 282 homes from $450,000 for the sale of a home between family members in Wailuku to $25,500,000 for a home on Keawakapu Beach which sold at auction.  This was $19,500,000 less than the owners paid for it in 2021, when it recorded for $45,000,000.  The median sale price is $1,367,000 and the average is $1,984,300.


MAUI CONDOS: ACTIVE LISTINGS, PENDING SALES, AND SALES 


Active Listings:  816 condos listed from $149,000 for a condo in Kahului to $15,500,000 for a condominium residence at Makena SurfPending: 72 condos pending, ranging from $194,000 for a condo in Kahului to $3,900,000 condo at Lai Loa in WaileaSold (2025): 306 condos listed from $190,000 for a condo in Kahului to $13,500,000 for a condominium residence at Makena Golf &amp; Beach Club in Makena


This continued increase in listing inventory is likely attributed to high interest rates, the local and US economy, and more specifically, the proposed changes to Maui County's Short Term Rental rules and regulations.  


MAUI LAND: ACTIVE LISTINGS, PENDING SALES, AND SALES 


Active Listings (up since last month): 139 parcels from $295,000 in Haiku to $38,000,000 for 9 lots covering 258 acres up in MakawaoPending: 29 lots from $389,000 in Haiku to $10,500,000 for a 5 parcels sold together totaling 40.25 Upcountry Sold (2025): 61 parcels which sold anywhere from $20,000 for a driveway lot in West Maui to $10,900,000 for a Kaanapali beachfront lot located on Kai Ala Place.

The Maui Real Estate Report for the second month of 2025 notes:


U.S. existing-home sales fell for the first time since September, slipping 4.9 month-over-month to a seasonally adjusted annual rate of 4.08 million units, according to the National Association of REALTORS® (NAR), as elevated home prices and higher interest rates continue to impact buyer activity. Despite the drop, sales were up 2 compared to the same period last year, marking the fourth consecutive monthly year-over-year increase. 


New Listings increased 4.3 percent for Single Family homes but decreased 7.8 percent for Condominium homes. Pending Sales decreased 11.3 percent for Single Family homes and 38.7 percent for Condominium homes. Inventory increased 58.0 percent for Single Family homes and 97.9 percent for Condominium homes. 


Median Sales Price increased 9.7 percent to $1,395,319 for Single Family homes and 27.7 percent to $945,000 for Condominium homes. Days on Market decreased 3.1 percent for Single Family homes but increased 85.9 percent for Condominium homes. Months Supply of Inventory increased 71.4 percent for Single Family homes and 167.3 percent for Condominium homes. 


The limited number of properties for sale has continued to push home prices higher nationwide. At last measure, the national median existinghome price was $396,900, a 4.8 increase from one year earlier, with prices up in all four regions, according to NAR. Meanwhile, total housing inventory heading into February stood at 1.18 million units, up 3.5 monthover-month and 16.8 year-over-year, for a 3.5-month supply at the current sales pace.


MAUI HOMES: ACTIVE LISTINGS, PENDING SALES, AND SALES*


Active Listings (up since last month): 377 homes from $250,000 for a home in Kula with a life estate deed to $75,000,000 for Hana Ranch, followed by $65,000,000 for a home for sale in on Keawakapu Beach Pending: 115 homes from $583,000 for a home in Wailuku to $8,600,000 for a home in Mahana Estates in Kapalua.Sold (2025): 108 homes from $500,000 for a home in Hawaiian Homelands in Kula to $14,470,000 for a home in One Palauea Bay.  The median sale price is $1,300,500 and the average is $1,823,027


MAUI CONDOS: ACTIVE LISTINGS, PENDING SALES, AND SALES 


Active Listings (up since last month):  781 condos listed from $175,000 for a condo in Kahului to $16,500,000 for a condominium residence at Wailea PointPending: 88 condos pending, ranging from $249,000 for a condo in Honokowai to $13,900,000 condo at Wailea Point.Sold (2025): 112 condos sold, ranging from $190,000 for a condo in Kahului to $5,500,000 for a condo at the Ironwoods in Kapalua.

Over the last five years, Maui's real estate market has seen some dramatic swings:  in 2019, the resort market was a seasonal market, with the peak activity occurring in winter/spring, when visitors are here on island.  With travel restrictions in effect from March to October of 2020, there is a dip in activity.  Once travel restrictions were lifted, the Kapalua Resort market saw a striking increase in condominium sales in 2021.  As interest rates rose, and available properties decreased, we saw fewer sales in 2022.  


Sales were slower in the Kapalua Resort in 2023, which is to be expected in the wake of the devastating wildfires in Lahaina town in August.  Of the 22 condo sales that occurred in the resort in 2023, only 3 took place between 8/9 and 12/31. 


In 2024, the resort market is slowly coming back, however, not to 2019 levels.  This may be in part due to many factors: travel is below Pre-Covid numbers statewide, election years tend to be slow in general, rising insurance costs have resulted in increases in monthly association dues, and the Mayor's proposed ban on short term rentals in the apartment districts.  This legislation would affect the Golf, Ridge and Bay Villas if it were to be passed. 


While 61 of the sales in the resort were one bedroom properties that averaged around the $1,100,000 mark, there were some notable exceptions including the sale at the Ridge Villas at $2,795,000 set a new a record high, the sale of a two-bedroom villa at the Bay Villas for $2,950,000 was the second highest in Bay Villa history, and a Montage Kapalua Bay four-bedroom residence closed at $12,000,000.

With just 36 condominium residences located on one of Maui's best beaches, it's not surprising that there isn't much activity.  In 2022, there were just two sales at Coconut Grove.  The low sale was significantly higher than in 2021.  The reason for this discrepancy is that all sales in 2022 were oceanfront, while in 2021 there was a second-row, ocean-view sale.   Note: in 2021 and 2022 combined there were 8 sales, which represents 22 of the inventory to change to new ownership.

Similar to Coconut Grove, the Ironwoods is a community of just 40 residences located oceanfront in Kapalua.  Since 2020 37.5 of the residences at the Ironwoods have changed hands. In 2022, the average sales price was buoyed by a record sale of a renovated oceanfront residence. The number of sales matched those in 2020.  In 2023, there were no sales at the Ironwoods.  In 2024, there were two sales: one an impeccably renovated ground floor two-bedroom ocean view residence at $3,350,000 and the other an updated three-bedroom oceanfront residence at $5,225,000.

In 2023 the Bay Villas saw more condo sales than most complexes in Kapalua.  It is noteworthy that it is the only property in the Kapalua Resort with direct oceanfront one-bedroom residences.  All six sales in 2023 were one-bedroom condominiums.  Of these sales, an oceanfront townhouse floor plan recorded at $1,900,000 which was the record for a one-bedroom residence.  In 2022, the Bay Villas also saw a record-high sale of an oceanfront villa which served to increase the average sales price.  


In 2024, the recording of Kapalua Bay Villa 15G1-3 at $2,950,000 marks the second highest sale in the complex's history, and the highest sale for a second row residence.  The record remains the sale of 30B3-4 an oceanfront residence at $3,200,000 in 2022.  The other sale was a one-bedroom ocean-view villa at $1,500,000.

Like the Bay Villas, there were six sales at the Golf Villas in 2023. However, unlike the Bay Villas sales, which were all one-bedroom residences and no two-bedroom residences, the Golf Villas had three of each.  The highest recorded sale in 2023 was $1,850,000, which is 5 below the record sale of a two-bedroom at $1,949,000 in 2022.


In 2024, the Golf Villas saw more sales than any other condominium community in Kapalua.  9 of the 10 sales were one bedroom villas that ranged from $990,000 to $1,350,000, with a median of $1,100,000.

The Ridge Villas is the lowest density of the Kapalua Villas properties (Bay, Golf and Ridge Villas).  The condominium residences are here the largest of the three properties and the bulk of the 2023 sales were two-bedroom villas, which ranged from $1,750,000 to $2,250,000, which was the highest sale recorded in MLS for a Ridge Villa until 2024.


In 2024, 1723, which was a fully permitted 3B/3B residence (this was a conversion of a 2B Villa into a 3B) set a new record high sale by more than $500,000, recording at $2,795,000.  4 of the 6 sales were one bedroom villas which ranged from $1,000,000 to $1,125,000 and had a median price of $1,115,500.

In 2023, there were four sales at the Residences.  While it may appear that the sale in 2023 was a record-breaking price for a three-bedroom residence, it should be noted that there were concessions made by the Seller for an upcoming special assessment for an exterior remediation project which resulted in a lower net price.

The four bedroom sale is below the record-high sale of $13,295,000 in 2021.  With only eight ever built, these seldom come up, but when they do sell, they command a high price that does impact the average sales price and price per sq. ft. as they are directly oceanfront residences that often command a higher price.   


It also should be noted that the developer ceased sales in 2022, leaving just resales available in 2023.

Pineapple Hill remains one of Kapalua's most popular communities.  Comprised of two phases, Pineapple Hill and Pineapple Hill Estates, amenities in this gated community include a pool, tennis &amp; pickleball courts and an owner pavilion.

There is just one remaining oceanfront lot in Kapalua located at Kapalua Place (between the Bay Villas and the Ironwoods), which sold in 2024 for $8,750,000.  It will likely soon be developed.  With just eight oceanfront parcels that are part of the resort, it's not uncommon to see few sales.

Each month, the Realtor's Association of Maui publishes updates on the Maui real estate market. 





The Maui Real Estate Report for the first month of 2025 notes:


U.S. existing-home sales advanced for the third straight month, climbing 2.2 to a seasonally adjusted annual rate of 4.24 million units, a 10-month high, according to the National Association of REALTORS® (NAR). Sales were up 9.3 year-over-year, driven largely by purchases of homes priced $500,000 and above. Month-over-month, sales rose in the South, Northeast, and the West but fell in the Midwest, with all four regions reporting year-over-year gains. 


New Listings decreased 6.4 percent for Single Family homes but increased 8.6 percent for Condominium homes. Pending Sales decreased 34.2 percent for Single Family homes and 29.8 percent for Condominium homes. Inventory increased 61.6 percent for Single Family homes and 108.3 percent for Condominium homes. 


Median Sales Price decreased 11.6 percent to $1,187,500 for Single Family homes and 15.6 percent to $675,000 for Condominium homes. Days on Market increased 3.5 percent for Single Family homes and 81.8 percent for Condominium homes. Months Supply of Inventory increased 78.9 percent for Single Family homes and 164.0 percent for Condominium homes. 


According to NAR, total housing inventory was 1.15 million units heading into January, a 13.5 decrease from the previous month but a 16.2 increase from the same period one year earlier, for a 3.3-month supply at the current sales pace. Housing supply remains down compared to prepandemic levels, and the limited number of homes on the market continues to push sales prices higher nationwide, with the median existing-home price rising 6 year-over-year to $404,400.


MAUI HOMES: ACTIVE LISTINGS, PENDING SALES, AND SALES*


Active Listings: 367 homes from $489,900 in Keanae to $75,000,000 for Hana Ranch, followed by $33,900,000 for a home for sale in Makena.  Pending: 93 homes from $630,000 for a home in Wailuku to $9,975,000 for a home in Kula.Sold (2025): 60 homes from $500,000 for a home in Hawaiian Homelands in Kula to $6,000,000 for a beachfront home in Kihei.  The median sale price is $1,262,500 and the average is $1,513,718


MAUI CONDOS: ACTIVE LISTINGS, PENDING SALES, AND SALES 


Active Listings:  753 condos listed from $175,000 for a condo in Honokoawai to $16,500,000 for a condominium residence at Wailea PointPending: 87 condos pending, ranging from $299,000 for a condo in Wailuku to $13,900,000 condo at Wailea Point.Sold (2025): 59 condos sold, ranging from $350,000 for a condo at Paki Maui to $4,200,000 for a condo at Papali Wailea


This continued increase in listing inventory and leveling off in pending sales is likely affected to the proposed changes to Maui County's Short Term Rental rules and regulations.  


MAUI LAND: ACTIVE LISTINGS, PENDING SALES, AND SALES 


Active Listings: 132 parcels from $325,000 in Kahului to $12,500,000 for an ocean view home site at Maluaka in MakenaPending: 28 lots from $449,000 in Kula to $10,995,000 for a parcel in MakenaSold (2025): 11 parcels which sold anywhere from $20,000 for a driveway lot in West Maui to $10,900,000 for a Kaanapali beachfront lot located on Kai Ala Place.

The Year End MAUI Real Estate Statistics for 2024 report notes:


U.S. existing-home sales improved for the second consecutive month, rising 4.8 to a seasonally adjusted annual rate of 4.15 million units, an eight-month high, according to the National Association of REALTORS® (NAR). Sales were up 6.1 compared to the same time last year, marking the largest year-over-year increase since June 2021. Economists had forecast existing-home sales would come in at an annual rate of 4.07 million units for the month.


New Listings increased 13.4 percent for Single Family homes but decreased 7.7 percent for Condominium homes. Pending Sales decreased 32.8 percent for Single Family homes and 24.4 percent for Condominium homes. Inventory increased 63.2 percent for Single Family homes and 105.3 percent for Condominium homes.


Median Sales Price increased 14.5 percent to $1,374,238 for Single Family homes and 1.2 percent to $860,000 for Condominium homes. Days on Market increased 34.4 percent for Single Family homes and 18.2 percent for Condominium homes. Months Supply of Inventory increased 67.6 percent for Single Family homes and 151.0 percent for Condominium homes.


Total housing inventory stood at 1.33 million units heading into December, a 2.9 decrease from the previous month but a 17.7 increase year-over-year, for a 3.8-month supply at the current sales pace. Inventory remains below the 5 – 6 months’ supply of a balanced market, and the limited number of homes for sale continues to put upward pressure on sales prices nationwide, with NAR reporting a median existing-home price of $406,100, a 4.7 increase from one year earlier.


MAUI HOMES: ACTIVE LISTINGS, PENDING SALES, AND SALES*


Active Listings: 367 homes from $489,900 in Keanae to $75,000,000 for Hana Ranch, followed by $33,900,000 for a home for sale in Makena.  Pending: 93 homes from $630,000 for a home in Wailuku to $9,975,000 for a home in Kula.Sold (2024): 704 homes from $405,000 in Haiku to $38,500,000 for a home in Maluhia.  The median sale price is $1,341,000 and the average is $1,880,153.


MAUI CONDOS: ACTIVE LISTINGS, PENDING SALES, AND SALES 


Active Listings:  655 condos listed from $193,000 for a condo in Kahului to $17,500,000 for a condominium residence at Wailea PointPending: 64 condos pending, ranging from $305,000 for a condo in Wailuku to $13,900,000 condo at Wailea Point.Sold (2024): 824 condos sold, ranging from $95,000 to $22,000,000 for a condo at Discovery's Makena Golf and Beach Club.


This continued increase in listing inventory and leveling off in pending sales is likely attributable to the proposed changes to Maui County's Short Term Rental rules and regulations.

The October MAUI Real Estate Statistics report notes:


U.S. existing-home sales unexpectedly slipped 1.0 month-over-month and 3.5 year-over-year to a seasonally adjusted annual rate of 3.84 million, the lowest level in more than a decade, according to the National Association of REATORS® (NAR). Prospective buyers have pulled back in recent months, despite lower mortgage rates and more home choices compared to the same time last year. 


New Listings decreased 4.8 percent for Single Family homes but increased 13.0 percent for Condominium homes. Pending Sales increased 24.0 percent for Single Family homes and 3.1 percent for Condominium homes. Inventory increased 36.2 percent for Single Family homes and 168.1 percent for Condominium homes. 


Median Sales Price increased 2.4 percent to $1,300,000 for Single Family homes and 9.2 percent to $892,500 for Condominium homes. Days on Market decreased 1.6 percent for Single Family homes but increased 24.8 percent for Condominium homes. Months Supply of Inventory increased 30.0 percent for Single Family homes and 200.0 percent for Condominium homes. 


There were 1.39 million homes for sale heading into October, a 1.5 increase from the previous month and a 23 increase from the same period last year, for a 4.3-month supply at the current sales pace, according to NAR. Even with improving supply and the slower sales pace, home prices have continued to rise nationwide, with NAR reporting a median existing-home price of $404,500 as of last measure, a 3 increase from one year ago.


MAUI HOMES: ACTIVE LISTINGS, PENDING SALES, AND SALES*


Active Listings: 319 homes from $100,000 for a court ordered home for sale in Kula to $75,000,000 for Hana Ranch, followed by $25,000,000 for a home for sale in Wailea.  Pending: 125 homes from $500,000 Leasehold for a home in Hawaiian Home Lands to $9,975,000 for a home in Kula.Sold (2024): 602 homes from $405,000 in Haiku to $38,500,000 for a home in Maluhia


MAUI CONDOS: ACTIVE LISTINGS, PENDING SALES, AND SALES 


Active Listings:  655 condos listed from $193,000 for a condo in Kahului to $17,500,000 for a condominium residence at Wailea PointPending: 109 condos pending, ranging from $175,000 Leasehold for a condo in Honokowai to $3,600,000 condo at Kaanapali Alii and a condo at Kai Malu.Sold (2024): 735 condos sold, ranging from $95,000 to $22,000,000 for a condo at Discovery's Makena Golf and Beach Club.

Each month, the Realtor's Association of Maui publishes updates on the Maui real estate market. 


The report notes:


U.S. existing-home sales fell for the second month in a row, sliding 1.9 month-over-month and 1.9 year-over-year, according to the National Association of REALTORS® (NAR), with sales down in all four regions of the country. Higher borrowing costs and accelerating home prices continue to weigh on demand, pushing some prospective buyers to the sidelines and causing market activity to slump ahead of summer. 


New Listings decreased 4.3 percent for Single Family homes but increased 101.9 percent for Condominium homes. Pending Sales decreased 18.3 percent for Single Family homes and 34.6 percent for Condominium homes. Inventory increased 10.5 percent for Single Family homes and 172.2 percent for Condominium homes. 


Median Sales Price increased 2.0 percent to $1,297,500 for Single Family homes and 1.3 percent to $840,500 for Condominium homes. Days on Market decreased 11.1 percent for Single Family homes but increased 25.0 percent for Condominium homes. Months Supply of Inventory increased 14.3 percent for Single Family homes and 221.4 percent for Condominium homes. Home prices have continued to climb nationwide, despite an uptick in inventory this year. 


Nationally, the median existing-home price reached $407,600 as of last measure, a 5.7 increase from the same period last year and a record high for the month, according to NAR. Meanwhile, total inventory heading into May stood at 1.21 million units, a 9 increase month-over-month and a 16.3 increase year-over-year, for a 3.5 month’s supply at the current sales pace.

Active Listings: 278 homes from $699,000 for a home for sale in Wailuku to $75,000,000 for Hana Ranch, followed by $42,500,000 for a home for sale on Keawakapu Beach.  This is followed by a $33,000,000 oceanfront home for sale in Makena and a $30,000,000 oceanfront home for sale in Kapalua ResortPending: 125 homes from $490,000 Leasehold for a home in Hawaiian Home Lands to $9,975,000 for a home in Kula.Sold (2024): 329 homes from $405,000 in Haiku to $38,500,000 for a home in Maluhia

At the last update, the Active listings were 537 and pending sales were 110, This continued increase in listing inventory and leveling off in pending sales is likely attributable to theproposed changes to Maui County's Short Term Rental rules and regulations.
