        <title>Maui Real Estate Statistics: February, 2025</title>

Each month, the Realtor's Association of Maui publishes updates on the Maui real estate market. 





The Maui Real Estate Report for the second month of 2025 notes:


U.S. existing-home sales fell for the first time since September, slipping 4.9 month-over-month to a seasonally adjusted annual rate of 4.08 million units, according to the National Association of REALTORS® (NAR), as elevated home prices and higher interest rates continue to impact buyer activity. Despite the drop, sales were up 2 compared to the same period last year, marking the fourth consecutive monthly year-over-year increase. 


New Listings increased 4.3 percent for Single Family homes but decreased 7.8 percent for Condominium homes. Pending Sales decreased 11.3 percent for Single Family homes and 38.7 percent for Condominium homes. Inventory increased 58.0 percent for Single Family homes and 97.9 percent for Condominium homes. 


Median Sales Price increased 9.7 percent to $1,395,319 for Single Family homes and 27.7 percent to $945,000 for Condominium homes. Days on Market decreased 3.1 percent for Single Family homes but increased 85.9 percent for Condominium homes. Months Supply of Inventory increased 71.4 percent for Single Family homes and 167.3 percent for Condominium homes. 


The limited number of properties for sale has continued to push home prices higher nationwide. At last measure, the national median existinghome price was $396,900, a 4.8 increase from one year earlier, with prices up in all four regions, according to NAR. Meanwhile, total housing inventory heading into February stood at 1.18 million units, up 3.5 monthover-month and 16.8 year-over-year, for a 3.5-month supply at the current sales pace.


MAUI HOMES: ACTIVE LISTINGS, PENDING SALES, AND SALES*


Active Listings (up since last month): 377 homes from $250,000 for a home in Kula with a life estate deed to $75,000,000 for Hana Ranch, followed by $65,000,000 for a home for sale in on Keawakapu Beach Pending: 115 homes from $583,000 for a home in Wailuku to $8,600,000 for a home in Mahana Estates in Kapalua.Sold (2025): 108 homes from $500,000 for a home in Hawaiian Homelands in Kula to $14,470,000 for a home in One Palauea Bay.  The median sale price is $1,300,500 and the average is $1,823,027


MAUI CONDOS: ACTIVE LISTINGS, PENDING SALES, AND SALES 


Active Listings (up since last month):  781 condos listed from $175,000 for a condo in Kahului to $16,500,000 for a condominium residence at Wailea PointPending: 88 condos pending, ranging from $249,000 for a condo in Honokowai to $13,900,000 condo at Wailea Point.Sold (2025): 112 condos sold, ranging from $190,000 for a condo in Kahului to $5,500,000 for a condo at the Ironwoods in Kapalua.


This continued increase in listing inventory is likely affected to the proposed changes to Maui County's Short Term Rental rules and regulations.  


MAUI LAND: ACTIVE LISTINGS, PENDING SALES, AND SALES 


Active Listings (up since last month): 139 parcels from $299,000 in Pukalani to $38,000,000 for 9 lots covering 258 acres up in Makawao,Pending: 27 lots from $299,000 in Hana to $10,500,000 for a 5 parcels sold together totaling 40.25 Upcountry Sold (2025): 19 parcels which sold anywhere from $20,000 for a driveway lot in West Maui to $10,900,000 for a Kaanapali beachfront lot located on Kai Ala Place.

Kaanapali is home to several different residential communities, with offerings running from smaller home sites to large acreage, and from Mauka to Makai.   Located on Kahekili is the Kai Ala Drive development with just six oceanfront parcels.  The remainder of the residential developments are Mauka of the highway: the Kaanapali Hillside, Royal Kaanapali Estates, Kaanapali Vista, Kaanapali Golf Estates, and Kaanapali Coffee Farms.  Within the Kaanapali Golf Estates are smaller subsections including the Pinnacle, Kahua Kai, Summit and Lanikeha.

Kapalua Oceanfront and Beachfront Homes and Lots for Sale:


Unlike the Wailea/Makena area, there are to just eight oceanfront residential homesites that are a part of the Kapalua Resort:  five beachfront homesites at Kapalua Place, along with a home situated on Hawea Point, Alaelae Peninsula, and Mokuleia Point.


The quiet enclave of Kapalua Place is comprised of eight lots overlooking the white sandy beach of Oneloa Bay toward Molokai. The gated community was developed in 1989, with spacious homesites ranging from just over a half acre to 1.7 acres.

The sales of homes at Kapalua Place have ranged from $6,050,000 ($781/sq. ft.) for the ocean view home at 8 Kapalua Place to $13,900,000 ($1760/sq. ft.) for the beachfront home at 5 Kapalua Place.  The oceanfront point sales have ranged from $7,000,000 ($1608/sq. ft.) to $14,000,000 ($1167/sq. ft.).


Kai Ala Place Oceanfront and Beachfront Homes and Lots for Sale:

The only home to sell at Kai Ala Place is 20 Kai Ala Place which closed in 2002 for $9,750,000.  At over 11,000 sq. ft., it is a substantial home, so the sales price/sq. ft. was $880.
