Pineapple Hill was originally developed with six single-story and two-story floor plan designs, with custom homes being allowed on two or more contiguous lots. With just 99 homesites, 13 lots ended up being utilized for these larger, custom homes.
In the early 2000's, Kapalua Resort annexed in Pineapple Hill Estates, a 31 lot subdivision. These slightly larger homesites allow custom homes, with the main difference being the top row could have two story homes, and the remainder of the lots were restricted to single level with roof heights no higher than 25 feet.

After a slow 2018, the real estate market for homes for sale in Pineapple and Pineapple Hill Estates has picked up dramatically. Sales volume has surpassed that of 2017, and with the pending sales it looks like sales will meet or exceed that of 2016, which was the high in terms of volume in the past five years.
