About Pineapple Hill:


Nestled on the leeward side of a hill, Pineapple Hill is a popular residential community in the Kapalua Resort.  The first phase is comprised of homes on lots of approximately a quarter acre, although you do see larger homes built on two or more contiguous lots.  In 2001, Pineapple Hill Estates was annexed into the development and is comprised of slightly larger lots, which are approximately a half an acre in size. Owners in both phases of Pineapple Hill enjoy a community pool, tennis and pickleball courts, and beautifully landscaped grounds.

As with much of the mainland United States, the housing market here on Maui is moving very quickly with an increase in sales volume and very limited inventory.  Pineapple Hill is no exception and is the entry point to the Kapalua Resort real estate market (view all Kapalua homes for sale). Homes in other areas of the resorts, such as the Plantation Estates, Honolua Ridge, Mahana Estates tend to be priced higher due to larger lot sizes, with the highest-priced homes being on the water at Kapalua Place or on one of Kapalua's oceanfront points.


Inventory is low with just three homes actively listed for sale as of this post.  One is on a single lot situated on the golf course in Pineapple Hill Estates listed at $3,450,000.  The other two are on larger homesites (2 lots combined) and are listed at $5,995,000 and $7,900,000.  


There are three pending sales listed in MLS.  All three are in Pineapple Hill Phase I and list prices range from $2,495,000 to $5,900,000.

Homes in Pineapple Hill and Pineapple Hill Estates still represent a good value, though inventory is very low and options are limited.  We are seeing homes spend less time on the market post-pandemic (2020/2021) than in prior years. It is not surprising there were fewer sales in 2020 than in the prior year, as travel restrictions were in place for the better part of six months.  Only two sales occurred during the travel restrictions, and the bulk of the year's sales occurred after the state implemented its pre-travel testing program.
