        <title>Maui Real Estate Statistics: July, 2017</title>

The Realtor's Association of Maui has released it's monthly report on Maui's real estate statistics for July 2017.   





While there are fewer properties to sell when compared with 2016 and inventory is down, the Median Sales Price is up.  For more information read: Maui Real Estate Statistics.


The resort market trends are also showing an upward trajectory, particularly condos in the resort areas of Wailea, Makena and Kapalua.  Condo and home sales are down in Kaanapali.  Home sales are also down in Kapalua, while up in Wailea.  Though it should be noted--with such a small sampling, the statistics can vary widely at any given time.  


To put it in perspective, there are 1877 condominiums and 1181 homesites in the Wailea Resort and 219 condominiums and 65 homesites in Makena (this excludes the new Discovery Land Project, which has a proposed 1100 properties).  Our MLS groups Wailea/Makena into one area.  By comparison, there are fewer properties in Kapalua, which is a far lower density resort per its community plan, with 755 total condominiums and 296 homesites.  Surprisingly, the percentage sold of properties YTD is remarkably the same.

Sentry Insurance has signed a five year agreement as title sponsor for the PGA TOUR's premier event, the invitation only Tournament of Champions.


Golf's brightest and best flock to Maui each year for this winner's only tournament.  The defending champion is Justin Thomas (2017).  Past winners include Jordan Spieth (2016); Patrick Reed (2015); Zach Johnson (2014); and Dustin Johnson (2013).

The Hōkūleʻa returns to Kapalua, Maui


After three years of sailing around the world, the Hōkūleʻa is returning to Honolua Bay, Maui.


Back on May 1, 1976, the Hōkūleʻa set off from Honolua Bay on it's inaugural sail to chart the course to Tahiti.  I was fortunate enough to be there, along with my father, Duke, to witness their departure for, what was to be, an historic voyage and the beginning of a movement to Mālama Honua, or care for our island earth.

Now, some 41 years later, the Hōkūleʻa has returned to Honolua Bay on the Mahalo, Hawai'i Sail.  The Polynesian Voyaging Society (PVS) has announced that this will be a six month journey throughout the Hawaiian Islands, with the first stop being Honolua Bay, Maui  


Events:


Today as the canoe made her way to Maui, dozens gathered aboard the Hōkūleʻa to announce Olowalu reef as a Mission Blue “Hope Spot”, by world-renowned oceanographer Dr. Sylvia Earle. The Mission Blue Coalition named the Olowalu reef, which extends nearly 1000 acres off and four miles along, West Maui's shore, as a Hope Spot to recognize and support the community group Olowalu Community Managed Makai Area’s (CMMA’s) efforts to protect this fragile ecosystem.







In addition to daytime educational activities, which include the welcoming ceremony, tree planting, and canoe tours on Saturday and Sunday, there are several &quot;talk story&quot; events.  These evening events are open to the public, to listen to the crew talk story about their voyages over the last four decades, the lessons they have learned, and their mission to circle the world with a &quot;lei of hope&quot;.

*At Coconut Grove, no sales in 2016 are recorded in MLS, however, there was one private transaction at $5.25M in July 2017 that is not included in the MLS data.  It is accounted for in the chart above, but not in the graphs below, which are populated by the MLS system.** At the Ritz-Carlton Residences, the property was recently sold last year.  During the transition, there were no developer sales.  It is now under a new ownership group that has just launched resales.  Much of the developer held listing inventory is not yet in MLS at this time.


KAPALUA CONDO SALES: MARKET OVERVIEW


With the Villas, buyers seem to be very focused on the Kapalua Golf Villas and Kapalua Bay Villas during the first half of this year.  The three communities are within relatively similar price points, age, and one and two bedroom floor plans (there are some three bedrooms where lofts have been enclosed to create additional space).  Each market can affect those around it--for example, the golf villas are seeing far more sales this year, as they are no longer under exterior renovation and all assessments relating to that three year project have been paid. Looking at the number below, it's important to note the absorption rate is lowest at the Kapalua Ridge Villas, as there is very little inventory currently on the market.  


The change in sales volume this year may be in part due to the increase in average sales prices at the Ridge, with lower priced inventory available at the Bay and Golf Villas


At the Ridge there are just 10 villas offered for sale, with one pending sale.   At the Bay and Golf Villas, each community currently has 16 villas offered for sale, with four pending at the Golf Villas and one at the Bay Villas.   In 2016, they all saw similar sales: six at the Golf Villas, and 8 each at the Bay and Ridge Villas.  


Kapalua Villas: Historical Average Sales Prices 







Part of the substantial growth in the Kapalua Condominium Market can be attributed to sales at the Montage Residences Kapalua Bay with 3 sales ranging from $3.795-$6.475M (which is the highest condominium sale on record for 2017 on Maui), and Coconut Grove with 3 sales ranging from $4-$5M Year to Date and one pending.  As there are only 24 oceanfront condominium residences at Coconut Grove Kapalua, there was only one sale last year at $5.25M (not recorded in MLS or included in data below) and it's rare to have so many sell in one year.  


It also should be noted that the Ritz-Carlton is now under new ownership and they have rebranded the condominium residences &quot;The Ritz-Carlton Residences, Kapalua&quot;.  The new offering features renovated condominium suites with the option to add full kitchens for the first time.  The data shown below does not reflect sales when the property was known as the the Residential Suites at the Ritz-Carlton.

A Look at the Resort Markets as compared with the overall Maui Real Estate Market.


Maui's Resort Markets of Kaanapali, Kapalua, Wailea 


January 1-July 31, 2017 vs. January 1- July 31, 2016


Comparing the YTD sales in the resort markets with the same period in 2016, we are seeing more condo sales in Kapalua and Wailea and Makena, while in Kaanpali, condo sales is down. Inventory is increasing in the condo markets, with the exception of Wailea, which has an absorption rate of just 9.2 months.  Part of the substantial growth in the Kapalua Condominium Market can be attributed to sales at the Montage Residences Kapalua Bay with 3 sales ranging from $3.795-$6.475M (which is the highest condominium sale on record for 2017 on Maui), and Coconut Grove with 3 sales ranging from $4-$5M.  As there are only 24 oceanfront condominium residences at Coconut Grove Kapalua, there was only one sale last year at $5.25M (not recorded in MLS or included in data below) and it's rare to have so many sell in one year.


With the residential market, the Wailea and Makena Home market is showing tremendous growth over the other markets in terms of sales volume and number of sales.  However, it should be noted that Kapalua and Kaanapali have very few oceanfront residential communities--in Kaanapali, there are just 6 beachfront homesites in the Kai Ala Place neighborhood.  Similarly, in Kapalua, there are just five beachfront homesites at Kapalua Place, and then three private oceanfront peninsulas that are a part of the resort.   In Kaanapali the high residential sale this year was $4.7M in Lanikeha, and in Kapalua, it was $3.55M in Pineapple Hill.  Contrast that to Wailea/Makena, where there were 8 sales above 4.7M in Wailea, ranging from $4.75M to $15.5M, with half of those being ocean or beachfront homes in Wailea and Makena.  It is noteworthy that in 2016, none of the residential sales in this same period were oceanfront.

SALES PRICE TRENDS OVER THE LAST FIVE YEARS: RESORT HOMES AND CONDOS







With such a small data sample resulting in limited data points, sales of luxury homes and condominiums can increase the averages dramatically in resort areas and should be noted. However, in the last five years, we’ve seen the resort real estate market ebb and flow, with average sales prices dropping in 2013 and 2016, and rebounding in 2015 and 2017.  


What does this mean if you’re buying a house or condominium in one of Maui's Resort Communities?


As resort markets, the real estate in Kaanapali, Kapalua and Wailea tend to be second home markets, there is often quite a bit of inventory to choose from.  However, that said, properties in excellent condition (new or remodeled) and with great views and/or locations can move much more quickly than those that are dated, in need of repair, or don't have a view.  


The condominium market can be very appealing to a second home-owner as many allow short term rentals (defined by Maui County as any rentals under 180 days).  Homes require going through a permitting process, which is not guaranteed. Read more about short term rentals of homes and condominiums.


What does this mean if you’re selling a house in or condominium in one of Maui's Resort Communities?


Sellers need to prepare for longer days on market than many mainland US markets.  As most buyers will be looking at it as a part time residence and many don't live on island, we find sales will vary with airline travel, season and other global economic factors.


As you can see from the chart at the top of the page, the resort home sector moves more slowly than that island-wide, with the lowest average absorption rate in months being for Maui homes in general.

The golden rule of real estate is Location, Location, Location.  However, on Maui the location's value is enhanced by a rather intangible characteristic that varies based on personal preference: view.


Not all homesites are crated equally...this is particularly true here in Kapalua's Plantation Estates, where view is everything to a buyer and has a tremendous impact on valuations. Added to that are more subtle factors, such orientation with regard to the prevailing trade winds and the sunset, buildable area, and whether there will be a lot of site work involved. The ideal orientation for most in Kapalua is to face the channel between the islands of Lanai (where the sun sets in winter) and Molokai (where the sun sets in summer).  This allows for architectural freedom with regards to indoor/outdoor living, with the home sheltering the lanai and pool areas from the trade winds.


That's what makes the homesite at 600 Honokohau so special: it is situated overlooking the 16th fairway, oriented with sweeping views of the resort and the Pacific Ocean framed by the Islands of Molokai and Lanai.  With fairly level topography and wide frontage along the fairway, it is ideally oriented to build opening the home to the South West, to take in Maui's spectacular sunsets.  The lot does not have ravines like many plantation Estates lots, providing a large building envelope. It is the last undeveloped home site located directly on the 16th and 17th holes of the Plantation Estates.


These are important distinctions to make when looking over current listings and recent sales to gain an understanding of the market in the Plantation Estates and how lot and home prices can vary widely.  Sales prices vary dramatically in the Plantation Estates depending on location, topography, buildable area, view and orientation.  


Plantation Estates Vacant Land: Market Overview


At the time of this posting, there are 5 active land listings range from $1,200,000 to $4,495,000.  


In 2015, lot 20 in phase I, a vacant homesite overlooking the 18th fairway, recorded for $4.5 million.  That same year, another lot of a similar size and a northern orientation closed for $1.4 million, when it was purchased as part of the sale of the adjacent home.  The same lot closed in 2017 for $1.299 million.


With homes built on many of the lots, there are only a handful to transact each year.

About The Plantation Estates 


This development was originally released in two phases surrounding the famed Plantation Course in Kapalua, comprised of 53 total homesites.




Phase I was comprised of 36 homesites, with two annexed in later for a total of 38 lots.


Phase II was comprised of 14 homesites, with just 6 of those lots directly overlooking the 16th and 17th fairways.


Also a part of Phase II was an 80 parcel at Oneloa Place that was sold as a single parcel that could be further subdivided into up to but no more than 8 homesites.


Honolua Ridge became a part of the Plantation Estates Lot Owner's Association in 2004, with the addition of 50 homesites in two Phases.  These pay an additional separate roadway maintenance fee and are not situated along the golf course.  Lot sizes ranged from approximately 3-30 acres.




Plantation Estates Home Sales: Many of the Highest Sales in Kapalua


The highest residential home sales on record in Kapalua are for an oceanfront point in front of the Montage Residences, Kapalua Bay and a home situated on the 18th fairway of the Plantation Course. Hōkūleʻa Returns to Honolua Bay, Kapalua, Maui in the Mahalo, Hawai'i Sail

Back on May 1, 1976, my father took me to Honolua Bay to see the Hōkūleʻa embark on its maiden voyage to Tahiti.  Several of his childhood friends were crew members on this double hulled voyaging canoe, named after the star of gladness, and we watched as they left the Bay setting sail to chart the course of their ancestors.  I was quite young, and the memories come in flashes, so I don't recall the size of the crowd back then, but my father tells me it was a fairly small gathering.


Since that time, the Hōkūleʻa has celebrated 40 years of voyaging, been proclaimed Hawaii's first state treasure, and has been blessed by the Dalai Lama and Arch Bishop Desmond Tutu. It has become more than a vessel, it has become a symbol of learning, the revitalization of cultural traditions, and hope.  In 2014, the Hōkūleʻa embarked on a three year, worldwide journey to spread the message of Mālama Honua*, or caring for the earth, and &quot;to weave a lei of hope around the world through sharing indigenous wisdom, groundbreaking conservation and preservation initiatives while learning from the past and from each other, creating global relationships, and discovering the wonders of the Island Earth.&quot;**


On June 17, 2017, the Hōkūleʻa returned home to Hawaii, arriving at Magic Island on a bright sunny morning.  I was fortunate to be able to complete the circle and take my father to see it return, albeit amongst a very large crowd of 50,000 people, just has he had taken me to see it off on its maiden voyage from Honolua Bay so many years ago.  There, against the odds, we found his childhood friends in different parts of the crowd.

And, we also listened as Nainoa Thompson, spoke of the history of the Polynesian Voyaging Society: the dedication of the crew; the loss of the great waterman Eddie Aikau; the three year worldwide journey, a momentous undertaking with the goal of educating people about navigation and cultural traditions, as well as to spread hope that we will take care of the earth. His message struck home for me: as we face global warming and higher waters, the Pacific Islands will be affected in ways that the continents won't, and it is our responsibility now to do what we can to preserve and protect our islands.


Since its return to Hawaii in June, the Hōkūleʻa will now embark on a journey across the Hawaiian islands to continue to spread it's message of Mālama Honua, with the first stop at Honolua Bay.


Event Details


Hōkūleʻa and additional voyaging canoes will be at Honolua Bay in Kapalua on the weekend of August 19-20 to engage the community in Mālama Honua activities.  The Polynesian Voyaging Society has partnered with the Save Honolua Coalition, the Pu'u Kukui Watershed, schools and local canoe clubs to coordinate an anticipated crowd of thousands to greet the crew and to plant native plants and trees nearby.  


After greeting the crew, they will proceed to Wao Kele o Honolua (formerly Field 52) to plant 3,000 native trees, 1,000 of which will be Koa trees.  The planting of Koa is significant as this is the wood traditionally made into canoes, thereby connecting people and the land to the sea.  Very few Koa trees remain that would be large enough for this purpose.
