This past week, the Montage Residences Kapalua Bay was awarded five stars by the prestigious Forbes Travel Guide.  Spa Montage was also awarded four stars, joining the ranks of 180 spas worldwide in the revered travel guide. 


The Montage Residences Kapalua Bay presents an incredible opportunity to own a luxurious private residence with the amenities and services of a five star hotel.


Montage Residences 5202 enjoys a westward orientation, perfect for watching sunsets while overlooking the world famous Kapalua Bay. Since the new ownership began sales under the Montage hotel brand in July, 2014, there have been 18 sales:




15 three-bedroom residence sales (two of which were resales), ranging from $3,125,000 to $4,900,000, with an Average Sales Price of $4,478,666 and $1576/sq. ft.  


The oceanfront three-bedroom residence sales have ranged from $4,300,000 to $4,800,000, with an Average Sales Price of $4,655,454 and $1633/sq. ft.  The ocean view three-bedroom residence sales have ranged from $3,125,000 to $4,900,000, with an Average Sales Price of $3,992,500 and $1420/sq. ft.  It should be noted the low sale had a very limited ocean view and the high sale was for a Penthouse with kitchen and lighting upgrades.


3 oceanfront four-bedroom residence sales ranging from $7,500,000 to $8,250,000, with an Average Sales Price of $7,833,33 and $1932/sq. ft.

Maui Real Estate Market Overview and Statistics | 2015


One of the questions I'm asked most frequently, particularly by Sellers, is where do buyers of Maui properties originate?  There is often a misperception that the majority of our foreign buyers come from Asia.  While this might be true for Oahu's market (particularly Honolulu), it hasn't been the case for Maui County, which includes the islands of Molokai and Lanai. 


When looking for this information, I turn to Title Guaranty, one of Hawaii's most reputable Title and Escrow Companies, for their market research.  As you can see, the bulk of purchases made by foreign buyers of Maui real estate were Canadian, with 80 transactions in 2015, compared with only 3 from Japan, and none from China.





When looking at our mainland market, the largest mainland feeder markets are California, Washington, Texas, Colorado and Oregon. This particularly holds true in the resort markets in West Maui (Kapalua, Kaanapali) and South Maui (Makena, Wailea, Kihei). This makes sense as the flight times are shortest from the West Coast and many of these areas have direct flights to Maui.
